With Purchase of Downtown Property, FUEL is on the Move

After 24 years in the same location, FUEL is stretching our legs and spreading our wings.

Our new digs will soar ten stories up in the monolithic Plaza 425, a downtown Cedar Rapids high-rise bustling with consultancies, agencies, law firms, and radio stations.

The new Studio space offers sweeping views of the downtown cityscape, including the Cedar River Riverfront, NewBo, Kingston, Oakhill Jackson, and Czech Village Districts, plus the Eastern Iowa Airport and endless horizon and sky.

Historically, we’ve expanded three times in our existing space on North Compton Drive in Hiawatha. While the agency has been “right-sized” for a while after each expansion, our current studio has become a bit too cozy again—especially since we’ve brought more services in-house.

The new space, vacant for decades, is currently undergoing a full renovation. The renovated studio will more than double FUEL’s current square footage, featuring a photography/video studio, expanded collaboration areas, and data infrastructure to fuel growth. It will also include generous meeting and entertaining zones to accommodate our growing client roster.

So, why downtown? Why now?

We already have friends in Plaza 425 and the surrounding neighborhood, making this move feel like coming home.

Plaza 425 has long been overlooked as a unique piece of real estate, with enticing features like a uniquely designed main level that essentially flood-proofs the building. A skywalk-level mezzanine—complete with Cellar 19 Wine & Deli—connects to a detached parking garage and extends across the city in two directions.

Plaza 425 sits strategically between downtown’s core and the NewBo District, next to the Paramount Theater, less than a block from the Cedar Riverfront—within earshot of the McGrath Amphitheater—and stands as a staple of the Cedar Rapids skyline.

When we learned of the five-year Cedar Rapids Downtown Vision & Action Plan to revitalize downtown—especially the district our new building resides in—we knew FUEL had something to contribute by moving into this unique redevelopment zone. The high-rise’s location in an Opportunity Zone also made perfect sense for an agency built on performance.

This move lets us join other companies leading the charge to rebuild a vibrant downtown, following the Great Flood and then the second mass exodus during COVID.
